Communicating Complex Financing to Agents
What’s the best way for investors to explain complex financing strategies to listing agents without overwhelming them?

First, make REALLY SURE they understand that they will get paid, and how they will get paid.
Second, make it painfully clear how to present the offer to the seller & agent, your agent won't know unless you show them.
Third, take the agent to lunch and explain the offer again. Your agent has to feel comfortable making the offer. If they brush you off or don't get it or won't do it, get another agent. They work for you, never forget that.
Fourth, try to go along to present the offer, so you can answer questions.
Fifth, really understand your offer yourself and it's implications, before you make the offer.
Six did I say it make it stupid simple to both the agent and the seller? These are not people that do this everyday. If they fear it, they will say no. Did I say they were stupid? NO! Don't make them feel that way.
Seventh You have to emphasize how it benefits the seller, over getting (or ultimately not getting) a "cash" offer.
Eight you have to make it easier to go with your option, rather than waiting for "someday" getting a "cash" offer.
Ninth have a backup offer you can live with in case the seller doesn't like the first one.
Tenth Practice, Drill, Rehearse, again and again with someone, until it just rolls off the lips.
