Would this help with getting a loan...?

I'm young, 23, so that's probably going to work against me. but I have Excellent credit 750+ when I refi'd my house in Dec. I have 6-7 years experience in business operations and sales. I've written business plans and executed 2 into successful business (IMO). I have a strong amount of equity (close to 6 figures) in my house, and a lot tucked away into savings and retirement. Basically I have a decent track record.

I'd like to pursue a commercial building. I already have 2 renters located, to tone of about $3-4000 a month in commitments. I think I could pull in at least 1 if not 2 more before I actually had to talk to the bank. I have located a GREAT piece of land in the middle of a town who recently revamped it's entire main-street. This piece is nearly in the middle of it. The town is slowly growing, but has 2 developments started and is jotted to build 600+ new homes soon (the whole town is only 10-15,000 people right now).

I'd like to build a 2 story building. offices upstairs, shops/stores downstairs. How far away am I from financing? How difficult would it be?
