Can I do cashout refinancing after I have 6 financed properties?

Hi all,

I want to do cash out refinancing for a property. I already have 6 financed properties under my name. All of them are 2 unit properties in NJ. Can I still do do cashout refinancing? As per my research, Fannie Mae and Freddie Mac does not allow cashout refinancing if there are more than 6 financed properties. Is that true?
