Single Family Rehab to Rental Finance

Anyone know of a program that lends on single family homes as rentals. I am looking to build a portfolio and then get them refinanced. However in between I need a 2 or 3 year loan so I can build that portfolio. I have one property ready for a loan and another that will be reafy in 2 months. I am looking for something something like 8% with a 70 LTV. Anyone either have a program like that or interested in lending?
