Refinance Home to Pay Off Commercial Mortgage

Has anybody ever refinanced their home mortgage to pay off a commercial mortgage? There is enough equity in the house to pay off the commercial loan in full and interest rates are SO LOW on home mortgages. I am trying to figure out what drawbacks there might be? Maybe some lost tax benefits? Please let me know if you have ever tried to do this successfully or not!
