Down Payment for new property

Hello Estate Experts,

My question is :

let’s suppose you acquired a property three years ago and the property gained some value over the three years. Is it possible to see the bank and get some equity from that property to make the down payment for a new investment property ?

Is that process possible ? If yes, How does that work ? What are the requirements ?
