Finding Seller Financed Homes

I’m looking for a seller financed opportunity.  Specifically looking for a duplex in Dallas proper.  Anyone know how to find seller financed opportunities, aside from straight direct mailers?  Also, any advice for proposing seller financing to a seller?

I’m a realtor in Dallas but anyone who has done contract work will know that obtaining mortgage financing under 2 years in the field is not likely.

I have a baby on the way and need to find a home.  Thanks everyone!
