Does anyone know of downpayment assistance programs (available in LA or nationally) where you don't have to be a first time homebuyer? I've never occupied my own home, but I do own an out of state rental as of 2019. My goal is to do an LA house hack next, but my rental is preventing me from taking advantage of some of the assistance options.

There are some creative strategies and down payment assistance programs available - look up GSFA. I have a few out of state rentals and they actually help me qualify for a higher loan amount. I’d be happy to discuss further, reach out anytime :)
@Anna L. if you know the product you need but just need it in a specific state try posting in that state forum. Bigger Pockets has some great state forums and usually there are good locals that monitor those. Also, try some local real estate meetup groups. Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too. Even facebook might have some good local groups for you. Even a local realtor might know some good lenders. You'll need a local lender to tell you about these types of programs. Some might have some restrictions on this...but allow that. But go local. That’s the best bet.
