Two great books to read: Raising Capital For Real Estate by Hunter Thompson and Pitch Anything by Oren Klaff. It's important to build the right framing (you're offering valuable opportunities, not asking for money) and build systems around your capital raising.

What is your background and what are you looking to accomplish? You need to get really good at:

-Telling your story

-Presenting your "resume"

-Showing your passion/drive

-Selling people on why they should give you their hard earned money

Unless you have a ton of experience getting wealthy investors is difficult. Most start with friends and family or other smaller investors.

Larger investors are very conservative and will not provide a large sum on the first deal, they will want to see the track record. They will also want to make sure you have equity in the deal as well.
