Look for the deal first, money will jump at you with a good deal.

@Damion Pryce network in person, and online. A lot of folks only lend to those they meet. Hone your skills and find deals if you find and or create good deals money will find its way to you.

Always have a back up plan incase things go sideways.

Hi @Damion Pryce, there are several on here. We're all a bit different and focus on different things, but it helps to really forge a strong relationship with them. The amount that we lend to customers increases with their experience level. If I added up all of the mistakes I made investing in real estate, most of them came in my first few deals as I was learning, so keep in mind that a lender is going to want to see some skin from you in the game...particularly in the beginning. You might also want to chat with friends and family about gathering up a small amount to use as the downstroke on your first few deals until you build a little bit of a war chest to scale your business upward. If you tell us more about you, where you are in your real estate investment journey, and the types of deals you plan to do, perhaps we can even zero in on your question better and really help you with the answers you seek. We certainly want to help you.

to go off what Elliot said, once your find a great deal and you let people know you have a good deal the money will come. there are numerous investors/private lenders looking for good deals.

Quote from @Damion Pryce:

Looking to start investing, any advice on a Private Mone Investor?

Depends on the type of private money lender. There are a lot of institutionalized private money lenders online (like Civic Financial used to be) that have a committee deciding the terms and whether or not to lend to you. They typically favor experienced investors.

There are also doctors, lawyers, people with deep pockets that want to invest passively and will use a hard money guy to take care of drafting up the note and setting up the deed with an attorney.

And lastly, there is friends, family, or colleagues that will lend to you. What are you looking for in a private money loan?
