Investor friendly title company in Chicago for Subject-To
Hello all,
I am located in South Dakota but I am currently in the process of trying to close on a subject-to property in the Chicago suburbs.
This will be my first subject-to so I am unfamiliar with the process and am currently looking to find an investor friendly title company in/near chicago that can help me close with a subject-to.
If anybody has any recommendations for a title company and/or the sub-to process it would be greatly appreciated!

My friend @Joe Mueller owns investors title services just outside of Chicago. I'd connect with them...they do a bunch of whole sale and subject to deals.
The key is really the attorney over the title company though, in my opinion.

I ended up going with Chicago Title out of Orland Park, hoping to close this week!
That being said, do you have any contacts you recommend for repairs? Such as a handyman, electrician, plumber, hvac etc? The property is in Oak Lawn, im trying to build a team out there, thanks!
Hi @Hafeez Shaka - I've got a solid attorney that works directly with the investor title company. Feel free to shoot me a message for contact details.
@Sam Hudacek - I always say I dont "recommend" any handymen because none of seem to stay consistent over time, but happy to give you a few numbers of guys we have used that do a decent job.

Are you going to self manage or hire a PM? I would be careful running a rehab remotely, especially if you plan to use handymen and sub level guys.

Thanks! I will have someone I know who will manage for me. The property is remodeled, so not much work if any is needed, I just wanted to have people within reach if I needed repairs down the line.

@Sam Hudacek the problem with this method is that the people you want to reach out to down the line won't pick up your calls! This is the relationship piece that is missed by so many. A "great" handyman only has so many hours in the day. They will work for the same folks over and over again and ignore incoming SOS calls. I would think this through carefully. At minimum, I would try to establish rapport with one handyperson so you have someone on call for when things go wrong.

Absolutely! I always have at least one back up for each contact in case of emergency.

Jonathan, can you DM me the attorney info? I just found out that my usually attorney is not well-versed in Sub-To, and I'd rather have piece of mind with someone that's worked in that world a bit more, just in case something gets overlooked.

The sub-to deal was through family so it was a little easier, I haven't closed another creative deal unfortunately, message me and I'll give you the attorney contact!
