creative financing on a fully gutted 6 unit

How do I draft a creative financing offer on a 6 unit multifamily in the upstate NY region, that needs a full renovation? This building would not qualify for a 203k loan as it is considered a commercial property. Any suggestions/(even if you are interested in learning more to invest yourself) is much appreciated.
