Equity Usage - Best Practices

What is the best way/strategy to pull your equity from your home? 

I am looking to attempt this next month (May), but if anyone has had any successful stories or opinions on it, I would appreciate any feedback!

HELOC as a short term debt instrument. Know how you are going to pay it back within 12-24 months the minute you take it out. I've used a HELOC to purchase a property "cash" that could not qualify for conventional financing. It's useful for a BRRRR or flip project, but again, you better know what you are doing and how you can either get the property on conventional/long term financing or sold (if a flip) before you buy a property 100% on borrowed money.
