Looking for guidance on Connecting with Creative Finance Investors in Houston

Hi everyone,

I’m fairly new to the creative finance space and currently working on a time-sensitive off-market Houston opportunity involving existing financing and strong equity. I’ve already connected with an investor-friendly title company and am in the process of coordinating with an attorney regarding possible trust-based / subject-to style structuring.

At this stage, I’m mainly looking for advice from experienced investors on:

- the best places to connect with serious creative-finance buyers in Houston,
- how experienced deal finders typically network with subject-to investors,
- and what platforms or communities have worked best for finding legitimate investors who actually close.

I’ve already started:

- posting in investor Facebook groups,
- networking on BiggerPockets,
- and researching creative-finance communities.

Any guidance, recommendations, or direction from experienced Houston investors would be greatly appreciated.
