Hard Time getting financing..............Ideas Anyone?

I'm having a hard time finding a affordable way to turn my current house into a investment property. It is on a arm and a 30yr payment is to high for a renter in the market its in. I thought of just refiancing the 2nd mortgage to pay off the line of credit I took out to fix the property. The arm doesn't come to term till 2010.

Any ideas or am I out of luck.
