Cash out refinance

Looking to get some feed back on what others have found. Looking at cash out refinancing my rental house.. Talking to my bank they are telling me that they will only to 20 year term and that closing costs would run around $4000. The loan would be for around 110,000.. That hardly seems worth it. What have others found or done on a cash out refinance? Thanks for any responses!
