@Anthony Adanandus , having "no $$ or credit" does tend to do that. Here is a new thread about Asset-Based Lenders, inferring you would need to be getting those Assets under Contract for no more than 65% of their deemed actual value, including closing costs, if you want them to honor any Letter of Pre-approval:-
