Unsecured LOC-How hard is it to get?

I am looking at unsecured lines of credit and see that TD, wells fargo etc do them for 50-100k.

-How hard is it to get one? Are the requirements extremely strict? Are there any upfront fees?

-Has anyone used it to do BRRR? Basically buy and refi and continue expanding?
