Association dues increase while tennant is occupying unit

Tennant is ona 1 year lease and association decides to increase fees by $50 right in the,middle of the lease, however with this increase internet is included, can I raise the rent in the middle of a lease since this utlity/ internet was not included on the lease.

No - your leasing contract sets the terms and price between you and tenant for the full term of the lease. The Association Fee, unfortunately, is an owner obligation so it can bite at any time without warning. Even with the internet now included which was not the case at time the lease was executed, the rent cannot be increased during that contractual term. Fun,huh?

Usually the HOA fees are included in the rent price like taxes.
Unless your lease specifically calls out that the tenant pays HOA fees, you're probably going to have to eat the increase until the next lease renewal comes up.
