Fair credit options to build portfolio? Cross funding? Or Non QM?

I have a couple duplexes I've held for a while.  Meantime I got sick and my credit took a hit (higher revolving credit) as I'm SE.  I have access to a couple deals and want to use the equity to make this work and possibly get some cash out.  What are my options?
