Portfolio Lenders in MA
I’m wondering if anyone in MA or the surrounding areas have found portfolio lenders that will lend based off appraisal value rather than purchase price? I know banks like to have a 75-80% loan to value ratio, however.. I’m looking for properties that will appraise higher than my purchase price in hopes of putting little to no money down, while still having the same loan to value the banks are looking for. I’ve already called a few banks and all go by purchase price, I know there are some out there that use different valuation methods. Any and all information would be great. Thanks in advance
