Investor Friendly Dry Double Closing Title Company in Colorado?

Does anyone have a dry pass through double closing title company in Colorado that they’ve worked with recently which does dry double closing, meaning C buyer funds A seller and B keeps proceeds?

I’m finding it very difficult to find one.

I find that it is becoming harder and harder to find title companies that are willing to dry close. Following for rec.

I'm sure someone will chime in there for you!  I'm sure there are some title companies that will allow pass through funding.  If not, I'd be more than happy to talk to you about Transactional Funding if you had to double close.   

Congrats on your deal though first and foremost. I'm sure your seller will be stoked to get this one off their plate @Kenny Breeze

Because the risk that buyers or sellers backing out is higher. We always explain to to both parties what we do before signing an agreement, but even so when closing comes around and they see our fee and 50% of the time one side usually always wants out “because they didn’t understand”.

Some deals we can do wet double close, but with the current deal we want closed the funds are just not there on our side.

Hey @Kenny Breeze you might try Equity Title of CO, High County Title, Stewart Title or Title One of Colorado. Wish you luck with your closing.

Looks like Jesse LeBlanc or Daniel Paloscio would be able to help you out with a double close situation where you don't have the funds available. I too have been known to help with double closes. Good luck with your find!
