Is it legal?

I came across a property that I don't want (way too much repairs). I was advised by a fellow investor that I can offer the seller to sign a "Non-Exclusive Right to Sell Agreement" so that I can market the property to investors and get paid a finder's fee if I am successful. Meanwhile the seller can try and find a buyer on his own.
I have doubts about legality of such agreement since I am not a Realtor who can get paid for finding the buyer.
