Storage areas in rentals

I have assigned storage areas in some of my rentals.  Looking for some good lease language that says that tenants use them "at their own risk".  Thanks for any help or leads on this.

Indemnification: The Tenant will defend, indemnify and hold Landlord harmless from all liability arising from your conduct or that of your invitees, occupants, and guests. 

People can sue for anything so it doesn't matter how you word it because if someone gets hurt and wants to sue you, no verbiage will stop them. 

@Dean Gittings i have sheds on a couple of properties and the lease says “sheds are not warrantied to be water tight or pest free.” or something like that. There may be a spot to initial beside the disclaimer.
