Partnership contracts for Rental

I came across a deal on an off market estate property on my street. Currently I do not have access to funds or financing to do the deal alone. One of my neighbors who is a good friend is willing to partner with me for a buy and hold. What contracts or set up is recommended to make sure we are both covered? I am located in Houston Tx.
