I am renting a bedroom in my house to a roommate. However, she also has access to and uses 2 bathrooms, finished basement, living room, kitchen, garage. How do I list on taxes?  She shares use of ALL these rooms.  I own the house.

You can only count what she uses exclusively. If the bathroom is attached to her room, then you can count that in addition to her personal room. You cannot count any shared/common areas.

Getting your taxes right is important. For specific tax questions, I would always recommend taking what you read here with a grain of salt. At the end of the day, it's your responsibility to pay the right amount to Uncle Sam or you could find yourself in trouble. I know it seems like a waste paying out money for a tax accountant, but they're worth it. Good luck.
