Do you need sub contractors to sign W9 for all work?
Would you want this for your primary residence as well or just investments?
You need 1 W9 per year per service contractor for your investments. 1099's are issued for all service contractors not operating as a corporation (S or C) whom you pay $600 or more.
Why not just one for the general, then he can pay the subs?
You just need to make sure he is paying the subs so you don't get a mechanics lien :)

We are on our second live in flip so we’re overseeing the work. Through referrals we’ve found some pretty good subs so no need to bring in GC.
