Selling Stocks in brokerage account to buy real estate

Hello,

I know I need to speak to my accountant for specific advice on this, but looking for opinions. I currently invest in my self directed brokerage account.

I am planning to sell and use the proceeds to purchase a rental property but want to know if I can mitigate my capital gains tax liability. I am looking to sell about $50-$60k in stocks to use as a 20% down payment in the purchase of a duplex.
