I purchased the property over a year ago at a Sheriff sale. I am now in escrow and the new title company which by the way resides in a different county is stating that the publication of seal performed by the law firm that issued the sheriff's deed was done incorrectly. They claimed that there was supposed to be a 41 day notice and not a 40. They're also claiming that if they have to redo the process on the publication of the sale that it would take three or four months to do this. Now my buyer Is thinking about backing out and I'm wondering what kind of legal remedy can I seek if this happens? They are basically saying that I don't have clear title and there's a possibility that once they go to repost the publication the property could actually be Redeemed by the old owner after I put all my money into it. I am just wondering what type of legal ramifications I may have against the law firm who initiated the initial process to obtain the warranty deed
