TBREIA’s South Tampa Meeting Always Meets on the 2nd Tuesday of the Month at Aloft Hotel Downtown from 7:00pm –9:00pm!

Speaker: Andrew Hoek

Andrew manages the Tampa office of DeWitt Law Firm, P.A., where he chairs the Real Estate Practice Group for the firm. Andrew’s practice focuses on all matters pertaining to real property, commercial and residential development, and real estate finance.

Mr. Hoek represents clients, both large and small, in real estate transactions, land development, title insurance, landlord-tenant, and real estate finance matters. Andrew also represents clients in condominium and homeowner association law matters, including the representation of associations to enforce their governing documents and collect unpaid assessments.

Prior to joining DeWitt Law Firm, Andrew worked for several firms throughout the state of Florida, always concentrating his practice on real estate law. In addition to the practice of law, Andrew is also a licensed title agent, a licensed real estate broker and serves as outside counsel for several private equity and lending groups.

Andrew is actively involved in the Tampa Bay community serving on several non-profit boards and in his free time enjoys golf, water sports and spending time with his family.

Topic: Property Management 101

Below are some interesting questions and scenarios we will also discuss from Andrew!
Questions:
1. How many days does a tenant have to vacate once a property is purchased from a foreclosure auction?
2. True or False, if a Landlord fails to provide written notice of intent to retain a security deposit, the Landlord abandons all rights to claims against the Tenant for damages?
3. True or False, if a Tenant sub-leases a to a sub-tenant the Tenant is no longer responsible for the rent?
4. True or False, if a tenant cannot be located, a Landlord can change the locks.
5. How many days after a tenant vacates does the Landlord have to file a suit against the Tenant for damages?
Weird Scenarios:
1. Tenant abandoned rental unit and garage was under a separate lease agreement. Landlord threw out items in garage and Tenant sued for 100's of thousands of dollars.
2. Boyfriend and Girlfriend are on a lease and get into a fight; Boyfriend kicks girlfriend out and asks the Landlord to change locks. Landlord changes the locks and is sued for wrongful eviction.
3. Tenant installed a large trampoline on premises and nullified the Landlord's insurance. The landlord now must take legal action.
