Seeking Multifamily Rental Wholesaler - Albany NY
Hey BP,
I'm looking for post-1980, B-C class multifamily rental properties in B class neighborhoods in the greater Capital Region of NY that cash flow $150-$200 per door and yield >10% COCROI.
The max purchase price I'm looking for (including any fees from the wholesale) must be less than $180k.
As a warning: I do use pretty conservative calculations for reserves and other expenses so my "10% COC" and "$150 cash flow" might be more like "20% COC" and "$300/unit" for more general calculators... So it's hard to describe what I'm looking for but I'll know it when I see it.
I'm not used to using the marketplace so please let me know any suggestions in general about this post and if I can share any more details :)
