Broker wanting to Fund Deals

I was contacted by a commercial broker that does investing in rehabs. Looks like what he wants to do is be a private lender funding the deals and taking a percentage. The problem is, I am not rehabbing and do not have a team. How can I still form some sort of relationship? Should I just send him elsewhere? I did inform him that I did not have a flipping team, he just said when I am ready to do business let him know. Any ideas?
