Looking for Partner on deals in Portland Or.

I am a realtor who represents people with disabilities and those who help to improve the lives of people with disabilities. I have an investor client who has prestine credit amd a 5-8% down payment available. His income is lower than it needs to be to qualify for most deals. He also has building maintenance and property rehab experience. Looking for a partner, By combining our financial profiles we should be able to qualify for more deals as a team than we can as individuals. Most or all of the deals we would do would involve accessibility and aging in place improvements.
Have you and your client located any properties that fit your criteria? Are you restricted to Portland area only?
