Hi!

I currently have a $14M deal with good numbers on a property between San Antonio and Austin and I am looking for a partner with Syndication experience to learn from:

$14M, Seller finance ($2.8 down payment),

potential to increase rent 35% immediately because seller hasn't increased rent in 10 years and all contracts are month to month

65 SFH + 18 mobiles + 31 lots (for mobiles or SFH)

11-13% CoC with rent increases

very low vacancy (2),

very low expenses (25% due to a very low property tax and units are made for low maintenance)

I currently have some investors lined up for 30% of the down payment .
