Grumpy Hare reviews and feedback
We are building our home flipping and wholesaling business and are actively looking for web tools to help us develop and manage leads. We have been looking for an all-in-one tool but after a couple of weeks of searching, we have concluded that if we want best in class tool for each step in the process (lead list generation, marketing, web page hosting with SEO/SEM optimization, CRM, analyzer, comp and ARV estimators, rehab estimator and manager, finance sourcing, e-signature and documentation storage) we are going to have to settle on using multiple solutions. We like the look of Grumpy Hare and would appreciate any current past users of this tool sharing their thoughts and or experiences.

I would say they are AWESOME and that the creator of GrumpyHare is smart, handsome good-looking and I could go on and on, but I don't think my opinion would count. But I can tag some of our users here perhaps and they could give you an answer.
@Anthony Bostic what do you think? Are we decent?
@Miles Jiles, well he is doing pretty good too. But I'll let him tell that story.
I will post this in my community too and you can have your pick of subscribers to ask
Check out AudioNibbles!!

I have been using Grumpy Hare for a couple of months now, and I've ranked #1 in my area since the 8-1-2024. I met @Jerryll Noorden here on BP a few years ago and joined his SEO program. When he told me was starting Grumpy Hare I jumped on as early as I could because I knew what it would be. The templates are very easy to customize, and it doesn't have a lot of restrictions. My site is very fast and I get compliments on it all the time. Check out my results. I am very happy with this platform.
I have been working on my site for the last couple of months and I have already seem my site climb in the ranks! This is all due to the instructions and tutorials headed up by Jerryll Noorden and his team.
Switching from Carrot to Grumpy Hare was one of the best decisions I’ve ever made for my business. Now, I rank #1 on Google for many keywords in the San Bernardino, CA market. The best part? I no longer have to hustle for leads—they come to me organically! This platform is, hands down, the best for generating leads, and I highly recommend Grumpy Hare for anyone in the wholesale or fix-and-flip business.
Having been with Carrot and just starting to rank after working so hard, I was honestly reluctant to jump to Grumpy Hare. The idea of starting over, especially in a wide and competitive market like New York, was
terrifying. However, after hearing some great experiences about Grumpy Hare, I decided to transfer my website—but not my domain—as I was still tied to Carrot. On July 18th, I finally overcame that fear, and just two days later, leads started coming through. One seller put not just one, but two multi-family properties under contract/sale agreement with no EMD. Among the people I reached out to promote the properties was a lender/agent who tried to get in touch with the owner, offering a higher price. However, the owner rejected the offer, stating that she didn't want to pay any commission, closing fees, or deal with a realtor.
Grumpyhare has been a game changer for me. Thank you Jerryll Noorden you're #1 in this market period!
I have been on Grumpy Hare since mid-April this year and it took only a few weeks of my website going live that I started seeing my ranking climb, and about a couple months to reach #1 in my local area for different keywords. Since then, I am currently in the top 10 in one of the biggest cities in NJ and the SEO "juice" is also boosting my state-ranking almost daily.
Long story short, I sat in one of @Jerryll Noorden's webinars one evening, signed up for the SEO program, and boom- instant access to different customizable templates, a first-class administrative and technical support team, and the best REI community to lean on when you need it. Oh, and the constant introduction to new tools and features (I feel like there's something new every month!) that will only aid in your market domination. I am super happy with the program and results so far. Thanks again to Jerryll and the GH team.
I haven't heard of that one. Will look at it. I have over 150 items in my resource library including all of those items.

Show me your site. Need to evaluate it.

For me Jerryl's offering don't work out at all.

So this review was not complete and then I could not edit it - That's what happens when you do things late at night. I have not gotten my site up yet or dialed in. There are a ton of people in the group who are doing really well with the 2 programs. The ones that come from Carrot are really happy with grumpyhair hosting and say their sites rank better. I have personally seen several of these in the top spot.
The offering appears to constantly improve and expand. I'll report back when I get my site deployed. Its been a lot of work but the end is in site. I also opted into the done for you service and that seems to be the right choice for me. Jerryl is super knowledgeable and helpful.
I tried GrumpyHare for a month and eventually decided to hire an agency from India to develop my own website on WordPress, just like GrumpyHare. Now, I'm happy not dealing with Grumpy Hare email support, wasting time communicating, or struggling with domain issues and their confusing website design restrictions. That's my experience. And something tells me that many of the feedback providers in this thread might be affiliated with them.
And yeah, GrumpyHare may be a magic pill for people who don't want to deal with SEO optimization or other site-related tasks that affect ranking.

Dear Evgenii,
Thank you for taking the time to share your thoughts. I’m sorry to hear that GrumpyHare didn’t meet your expectations, but I do want to address some of the points you raised to clarify the situation.
You signed up on August 10, then again August 18, then canceled August 28 and did encounter a payment issue, which we resolved. However, I noticed that there was a gap in communication on your part when we reached out to clarify which of your two GrumpyHare sites you wished to cancel. Without a clear response, we couldn’t proceed, and I’m sorry if that added to your frustration.
I also want to point out that you never reached out to our support team for assistance on any issues you may have had with the domain or the design of your website. We're always here to help, and any domain issues generally lie with the registrar, not the hosting provider, but we would have gladly walked you through that if you had reached out.
Regarding your SEO concerns, we pride ourselves on providing top-tier SEO tools that our clients use to achieve high rankings. Let's take a quick example.
You are in LA correct? Let's see who ranks #1 in your market.
A GrumpyHare user. There is NO better SEO than ours, you can count on that!
If you feel there was something lacking in that area, I would have loved the chance to discuss it and see how we could improve your experience.
We also noticed that you’ve only created a BiggerPockets account to leave a negative review, which raises concerns. We welcome honest feedback, but it does appear that you’re questioning the integrity of others who have provided positive reviews. Our clients, who have worked hard to succeed using GrumpyHare, naturally share their success stories, and I can assure you they are not affiliates in the way you're implying.
I’m happy you’ve found a solution that works for you, in India. I hope you get the results you seek, but if there’s anything else you’d like to discuss or if you feel there’s been a misunderstanding, please feel free to reach out. We're always open to constructive feedback and want to ensure that every client has the best experience possible.
Best regards,
Jerryll
GrumpyHare Team

Jave - can you share a little bit about the switch-over process. I have a huge carrot site and not much traffic. Do you import your carrot pages or do you have to start from zero?

Hey Emily,
Jessica Roman and I are the owners of GrumpyHare LLC.
The answer to your question depends on a few things.
Google recently released the "helpful content" update (which we were expecting 5 years ago). Your website needs to provide actual value (unique value) to your website visitors. If, when you say "Carrot pages," you mean their automated blogs, those often do more damage than good unless you’ve fully customized them. This customization need makes the whole point of "automated, done-for-you blogs" pointless.
Be careful here. A lot of people will try to convince you that you need to make it an X% different, and then you’re OK. This is very wrong. All these strategies are just tricks to get Google to rank you #1. The #1 rule of true SEO and website performance is simple: does your website provide more value than all other websites in your market? If yes, GOOD. If no, not good. The whole "25% difference" makes absolutely no sense. You could make it 99% different, but if it's still useless content, you are NOT going to rank!
Another misconception is the idea to "make your pages at least as long as your competition," make it different, stuff some keywords "exactly how a user would type it." All wrong, wrong, wrong. Just focus on value.
People want to know who they’re working with. They need to get a feel for who you are, what you’re like, and what working with you would be like – all aligning with their image of the perfect cash buyer. So, do your Carrot pages offer this value? If yes, absolutely transfer them. If they’re just trying to trick Google into thinking you offer value, when in reality you don’t, don’t bother. You’ll never outrank those actually providing value.
Our advice: identify pages that genuinely rank and provide value to your traffic. We can help turn these into even better-performing pages. Pages that are just "there" but don’t attract traffic or perform well – either get rid of them or transform them into amazing, value-packed pages.
Only import pages that provide value. If you’d like, we can sit down together, do an audit, and figure out what your site looks like to determine which pages are useful to transfer over.
Just let me know.
