If you want something done right, you've got to do it yourself. When you are investing in rental properties there are different types of rental properties. You can buy a property that needs repairs, you can buy a turnkey property, or you can buy a rent ready property that's vacant. Buying vacant properties is great because you can do your own tenant screening. It's very rare that a seller is going to screen their tenants to the same standards as the new owner. Inherited tenants cause much more problems then newly screened tenants. Buying properties with inherited tenants can lead to an increase in your eviction rate. I agree, unless I'm buying an apartment complex or portfolio in which case vacant is too much of a cash flow killer (and vandalism risk) to deal with unless it's at a huge discount.

    TBH I prefer Section 42 Baby Mommas but the Section 8 ones are OK
