ISO Equity Partner or Bridge Loan for Triplex in West Los Angeles, CA

I'm in escrow on a triplex in West Los Angeles, but credit is shot (long story). My primary is undergoing construction to add a couple of rooms and an ADU and we need a place to stay during construction. I don't want to throw money away on rent. We would stay in new property and fix it up while we are there (6-9 months), then rent out units at market value when we can return home. I can get a loan with 30% down, but would need cash partner or bridge loan. 30% cash for 45% equity. Let me know if interested. Open to alternative scenarios as well. I have property and termite inspections available.
