I’m currently working on a residential investment opportunity in the surrounding Manchester area in New Hampshire and am seeking a capital partner to help complete the acquisition.

Purchase Price: $265,000
Estimated Renovation: $50,000
Total Project Cost: ~$311,000
Projected ARV: ~$454,000
This represents approximately $140K in potential equity based on comparable sales in the area.
Strategy:
BRRRR (Buy, Renovate, Rent, Refinance, Repeat). The plan is to complete renovations, stabilize rental income, and refinance into long-term rental financing.
About Me:
I have over 25 years of experience managing rental properties in the Concord market, though this is my first acquisition structured through my own investment LLC.
What I’m Looking For:
A capital partner to assist with the down-payment portion of the acquisition while a hard-money lender funds the majority of the purchase and renovation. Open to discussing a fair structure such as preferred return or profit participation.
