Title co. or flat/hourly closing attorney needed - Erie, PA 16503 (vacant land)
Looking for a referral to close a low-value vacant land package in Erie, PA (16503). This is a small file, so I need someone set up to handle it without the economics getting in the way.
PA being an all-inclusive premium state, a couple of national investor title shops already passed because the premium is too small to interest them. So I'm specifically after one of two things:
A title company willing to work a small file, or
A closing attorney who bills flat or hourly rather than off the premium
Vacant land, cash buyer, straightforward assignment. Nothing complicated on the file itself.
If you've closed small land deals in Erie or Erie County and have someone you'd vouch for, I'd appreciate the name and how to reach them. Direct experience preferred over a general "call around" suggestion.
