I renovate, stabilize, and sell turnkey rental properties here in the Greater Pittsburgh area. Currently, I am expanding my pipeline and looking to connect with reliable wholesalers, bird dogs, and off-market source finders who specialize in locating distressed assets that need rehabilitation.

As a regular buyer, I can close quickly with cash or pre-arranged financing for properties with the right numbers. For the active wholesalers and deal-finders scaling in this market:

  1. What specific marketing channels (e.g., direct-to-seller mailers, cold calling, driving for dollars) are yielding you the highest-quality off-market leads in these tougher Pittsburgh submarkets right now?

    Having a clear buy box usually gets better results than asking wholesalers for everything they have. If you share target neighborhoods, price range, rehab tolerance and minimum margin, the serious wholesalers can usually tell pretty quickly whether a deal fits.
