Would love to connect with anyone who has or is current doing Section 8 rentals in Cleveland, Dayton, or Ohio in general. Just want to pick the brain of someone who's been through the actual process. Happy to hop on a call and chat.
Specifically curious about: real-world HQS inspection surprises, how you found/vetted your PM, and anything you wish you knew before your first purchase.
I run an automated system that pulls distressed properties from probate, foreclosure, tax-delinquent, and code-violation records before they hit the MLS Cleveland and Dayton are two of our live markets. A lot of the deals we surface end up working well for Section 8 investors because the entry price is lower and the tenant pool is already there. Happy to share what we're currently tracking in those markets if it'd be useful for your portfolio.

Appreciate any pointers or intros, thanks!
If you are looking for cashflow go to cleveland. You can buy deals at 15% down with select lenders in B/C areas. Don't worry so much about section-8. You can run across that. But i would focus on location, equity in the deals, and mechanicals/conditon of the property.
