Hey real estate investors ever found that perfect property but hit a wall with funding? I've been there, and it's frustrating when traditional financing moves at a snail's pace.

I connect experienced property flippers with the resources they need to move quickly on opportunities. The goal is helping you secure properties and complete rehabs without unnecessary delays or complications.

What matters most is building relationships based on trust and mutual success. I'm here to support your vision and help you overcome those funding hurdles that slow down good projects.

If you've been searching for a more straightforward path to financing your real estate ventures, I'd love to chat about how we might work together. No pressure,

I want to chat with you Star :-), although I'm not a flipper, I have lenders that I help send them deals. I'm just an investor with a company and building everything from scratch.

Good evening I’m a lender too myself. I do lend capital for real estate investors. Is there anything you need help with or maybe we can discuss further

Yes, I do need to surround myself around more people who are active in this space. I have been attempting to acquire commercial properties and have not had the success I am looking for. You work in the lending space and I want to learn what it actually takes to get deals closed almost every time. Thank you Star

Your welcome I understand your position. Getting commercial property deals closed consistently requires a specific approach that differs from residential lending. Here's what it actually takes to close deals almost every time in the commercial space:

First, you need to understand that commercial lenders focus heavily on the property's income potential and the borrower's experience. Unlike residential lending where credit score and income are primary, commercial lenders prioritize:

The property's Net Operating Income (NOI) and Debt Service Coverage Ratio (DSCR) typically looking for 1.25-1.30 minimum

The borrower's track record with similar properties

The property's location and market conditions

The strength of the rent roll and lease terms

To close deals consistently, you need to:

Build relationships with multiple commercial lenders (banks, credit unions, private lenders) as each has different appetites  Prepare complete loan packages upfront: rent rolls, P&L statements, tax returns, property inspection reports

Understand the specific underwriting criteria for each property type (retail, office, multifamily, etc.)

Have realistic expectations about loan-to-value ratios (typically 60-75% for commercial)

Be prepared to provide personal guarantees and significant down payments

I can do it. I have attracted a number of HML and one PE lender so I understand them completely and how they like to have these conversations. I'm seeing more success offline through these connections with them and I'm focused on helping them do more deals. I am working with another portfolio deal I found. And I'm talking with the wholesaler as I type. Plus the commercial space is where I actually started in the journey. Someone is going to have to say yes one of these days. They cannot keep squeezing me out of commercial deals I want furthermore, I don't mind helping others with their residential deals to get funding for.

"Simone, I love that energy 'I can do it' is the only mindset that wins in this business. You're absolutely right about the offline connection game. Those HMLs and PE guys aren't scrolling through social media for deals; they're answering calls from people they already trust.

The commercial space angle is smart too. So many investors get stuck in the residential sandbox because it feels safer, but that's where all the competition is. You're playing chess while they're playing checkers.

I'm doing something similar focusing on helping experienced flippers get the right capital so they can scale. There's something powerful about positioning yourself as the person who helps others win more. It builds a completely different kind of relationship than just being another deal-finder.
