No they are not REO's. They are private owner deals. No liens. Clear title. Cash sales. Yes 70% LTV is good depending on the current market condition. Charlotte is transitioning to a sellers market so 75% LTV is still OK.
Would the seller consider seller financing?
No both are cash sales.

Do you have an email address? I would like to find out "the story" for these properties. I have a questionnaire I would like to send you to get more information. How much is the tenant paying on the one property? Are they interested in staying at the property? Do they pay on time? How long have they been there?
