Tulsa Oklahoma Duplex short sale for assignment
I have a contract on a duplex that has been going through a short sale for a bit and I am looking to assign it to someone if interested. I originally tried to get two duplexes but was outbid on the other one so I was limited to this one property. Fortunately, I have purchased two other single family units in the last 45 days and this deal is not as good as those so I am looking to pass it on to someone else or just let the contract lapse and collect my earnest money. The short sale is approved by the first and there was a verbal approval by the second based on the preliminary HUD. We are working to get written approval from the second.

Both sides are 3/2/2 and approx 1200 sq ft. Purchase price is $97,400 +/-. At the time we initially entered contract, both sides were rented for $675. That is a little below market for this area but I don't see these going for any more than $750/side.
