Create a marketing Brochure for Commercial Property

I realize this maybe a long shot. I have a commercial property under contract that I need to create a marketing piece for. I have a sample/goby that I would like to imitate for another property. It's about 8 pages long. At this point, I'm not 100% certain I can sell the property so I would like someone to work for the experience or a small share of the profit if I am able to get a buyer. 

You get experience and I will share what I'm doing to move the property. You will learn what one of these pieces looks like.

My preference would be to have it created in MS Publisher. I would create a pdf of it and email it to interested parties. I believe the property has potential for redevelopment so that is the approach of the marketing.

This is located in Wheat Ridge (about 1/2 a block from Denver) Colorado. I would give preference to local but it's not necessary.
