Dallas, Texas Properties Worth $450,000 We are looking for $67,000 to Close

We have an opportunity to acquire 3 off market commercial zoned 5,000 sq ft building and two vacant Industrial/manufacturing parcels of Land in Dallas,Texas (3rd fastest growing City in USA -Forbes) at less than 20% of its “as is” Fair Market Value.

The Opportunity

  • Two of the properties are zoned industrial manufacturing while the 3rd is zoned commercial
  • The properties’ sizes are 6.96, 2.54 and 1.84 acres respectively, 11.34 acres altogether.
  • The property with 1.84 acres have about 5,000 sq ft commercial building on it.
  • The 3 properties are contiguous and being purchased as 1 transaction and intended to be sold as so
  • Broker Price Opinion (BPO) of the value of these properties is $450,000

The Plan – The Funds we need

  • We plan to acquire these properties in the next 15 days.
  • We are looking for asset-based loan secured by these real estate properties.
  • We plan to raise the sum of $67,000 secured by these 3 properties. Part of this amount will be used to acquire the property and the rest for soft cost. We are open to debt based funds.
  • We are looking for direct Hard Money lender (or its equivalent) that is willing to lend 95% to 100% of $67,000 (purchase price & soft costs). The funds will be fully secured by the 3 Commercial/Industrial Real estate properties valued at estimated BPO value of $450,000
  • We are prepared to pay high interest rate for a no doc application that can close in the next 15 days. We are flexible on terms.
  • We are focused on working with Hard Money Lender with high reputations (especially here atbiggerpockets )

Our Exit Strategy

  • Our plan is to resell these properties within 6 to 12 months at a quick wholesale price between 75% – 85% of its Fair Market Value through a very good commercial real estate agent/Realtor/broker in Dallas City and/or via a national online auction house with minimum starting bid of $337,00 (75% of the fair market value).
  • We will market these properties along side real estate agents/auctioneers to at least 1,000 offline real estate cash buyers in Texas (through direct mail) and to several online real estate portals (forums, websites, social media, real estate investment associations in Texas & across North America, classified ads, real estate news prints and magazines, pay per click ads, pay per view ads, banner display, etc) with potential reach of at least 10,000 targeted online weekly views.
  • We will market these properties as a package
  • While our focus is to sell these properties to cash buyers, we will also provide seller financing (with higher sales price) that would allow for strong down payment to pay off lender’s loan
