    Hi All,

    We have a 5 Bed, 2 Bath, 1900+ Sq FT Home in a desirable location of Hayward. There is virtually no inventory in this area and, when something does come available, it's gone very quickly. I am offering to sell this property off-market for $475K. This property is located about 1 mile from 92 bridges, an area where all the 415/650 folks are moving into. This property can be a flip or it would also make a great buy and hold investment for someone looking to acquire a rental in a desirable area that has great potential to experience price appreciation as Hayward gets closer to becoming the place to LIVE for young professionals who make $150k + but cannot afford the insanely expensive home prices in 415/650 area codes. It has easy access to all major highways and bart. This property has not been updated so it needs a complete cosmetic makeover. Recent comps of smaller size homes in the area sold for $515k (1350 sq feet and $545M (1400 sq feet)...these comps are in a 1mm away same school district so you can decide how to calculate the After Repair Value to account for that when comparing to this property. Subject is WAY larger in sq footage and bath/bed mix.
