Hi,

I am looking for a private money investor to partner up with in Los Angeles County California.

I have experience in wholesaling and flipping properties and have been a Realtor for over thirteen years. Currently I work for a very small Independent Real Estate company in Beverly Hills and come across deals the good old fashion way by networking and/or research. I know the Los Angeles county area very well. The bottom line to you is I am an expert with calculating ARV, rehab costs, expenses and most importantly "profit".

I'm looking for someone that is not stuck on the typical 70% ARV numbers. Los Angeles County is a completely different compared to other markets and I would like to partner with people that understand this concept. I like to target properties in the $400K to over $1 million range and we know that it is fairly difficult to purchase properties at 60%-75% ARV in this market. I need someone that is looking more at the dollar return versus the standard ARV percentages.

The investor I'm looking for would be able to invest all cash, more than likely would be secured by a 2nd TD. In return we would be fifty/ fifty partners. Please no replies from hard money/private money brokers and no middle men that are a friend of a friend, or the relative of... ect.... I would like to work directly with investors and/or Sellers that may be willing to Seller carryback for a short period of time preferably in the Los Angeles County or surrounding areas. I would possibly try to find some RE organizations in your area and reach out to a few of the individuals involved to see what kind of response you get in the meantime while you look on your own.  They may know someone who is looking to invest in these types of projects.  I have actually found some great leads believe it or not through Craigslist.  I  actually found a partner on a flip through there who was local to me.  Can't hurt to try just proceed with caution.

@Michele J. I like the facts that are very clear in what you bring to the table and what you are looking for. My question is why would the money partner be in a 2nd position on the TD?
