Historic Tax Credit Projects in St. Louis, Missouri - Looking For Investors/Financing

Lafser & Associates ( lafser.com ) is currently looking for investors or lenders - hard money, lines of credit, or other - to help fund some great opportunities in St. Louis, MO.  We have been consultants for developers in Missouri for the past 25 years helping clients get buildings listed on the National Register to be eligible for tax credits, as well as numerous other services (please check our website for more details).  We've been project managers, GCs, as well as consultants.  We have also developed a number of projects ourselves over the years from SFHs to larger scale apartment complexes topping out at about $2M.

We have seen some incredible opportunities in the area as of late and are looking to bring on lenders or investors to make these deals happen.  We have a pretty unique and exciting business plan for using our set of skills combined with State & Federal Historic Tax Credits that we would love to share with potential investors/lenders that are interested in working with us.

For those who don't know about the State and Federal Historic Tax Credit programs - developers receive a 25% State tax credit & 20% Federal tax credit on almost all costs associated with the rehab.  The State credit is easily sell-able for cash at around .90 cents on the dollar and the Federal can be used by the owners or sold, although it is a more complicated process.  These, and other programs we work with make projects very feasible and quite lucrative.
