Hard money loans available for Austin area investors

We finance rehabs and new construction in the Austin area. We're local, direct lenders and the process is super simple. We have a ton of experience in this market and we can usually let you know what we can lend on your deal in just a day or two. 

We lend 70% of after-repaired/built value and we have no cash requirements. 70% means you have to be getting a pretty good deal to do it without cash, but it's entirely possible!

Lots more information on our website but here are the basics - 

1. You need to own the property or have it under contract. Send us your contract and we can get started. 

2. We'll get back to you with a range of what we'll be able to lend on your project within a day or two. If it seems like our numbers will work for you we'll come out to see the property and give you our final offer. We do our own appraisals - there is no appraiser, underwriter, loan committee or other hoops to jump through. 

3. If it's a fit we check your credit for federal tax liens (only) and prepare your loan documents. We charge 13% and 4 points plus a $650 document fee (to our attorney, not us). You also need a survey, hazard insurance and of course title insurance.

4. Closing! We can roll in interest and points as long as the total loan amount is less than 70%.
